A THREE-bedroom free-standing house under $300,000 is rare to find, expect around St Marys and Mount Druitt, metro media reported recently.
Local real estates support this.
John O'Brien, general manager of Professional Real Estates Group in St Marys, said the property market in the greater west area had always been reasonably affordable.
"I think it's been a fairly stable and consistent market," he said.
"It's hard to say what an average price would be, because every area is different and we have four different markets.
"In places such as Lethbridge Park
or Whalan you can find houses for less than $280,000. There are plenty of houses for sale in the Mount Druitt area for under $300,000, while Colyton has good size blocks of
land starting from $300,000-$350,000."
Mr O'Brien said first-home buyers were mainly attracted to houses in this price median.
"We've seen both investors and first-home buyers buy them, because of the pricing — it's a great way to get into the market," he said.
Shaazia Ahmedand her husband, from Greenacre, recently bought their first investment home for $241,000, in Whalan.
The couple were looking for a property around south-west Sydney but were drawn to St Marys due to the good turn- over of the market.
"The affordability drew us to that area," Mrs Ahmed said. "We had seen about 20 houses before that — we had to make a few improvements here and there, but it was nothing major."
